Why here
Kharadi is where Pune’s
occupiers actually are.
The decision is rarely about one building. It is about catchment, commute and who else has already signed. Kharadi answers all three — and Enthral sits on the bypass, not buried behind it.
Inside the established cluster
The World Trade Center is one kilometre away and EON IT Park two. Your people are already commuting to this postcode, which is the cheapest retention lever there is.
Eight kilometres to the airport
Pune International is a short run up Nagar Road. For a capability centre hosting visitors from a global parent, that number matters more than any amenity.
Room to grow in the same building
Nine distinct plate typologies across seventeen floors. Take what you need now and expand onto a contiguous floor rather than relocating in year three.
The building
A screen, not
another glass box.
Kharadi has no shortage of curtain-wall towers. Enthral does something older and harder: a deep rhombic jaali — the perforated screen of Indian architecture — drawn across the working elevations.
It breaks the western glare before it reaches the glass, so the perimeter stays usable instead of being written off to blinds. After dark, apertures in the screen light in warm brass and the building becomes something you can give as a direction.

Workspaces
Read the plates
before you visit.
Every floor typology in the building, published as a drawing you can actually zoom into. No gated brochure, no callback required to learn the basics.

Drawings are indicative. Carpet area, loading factor and handover specification are confirmed per suite by the leasing team.

Arrival
Your client’s first
ninety seconds.
A covered drop-off, a lit forecourt and a lobby your visitors walk through before they meet you. Every enterprise deal is partly a signalling exercise. This is the part of the building that does that work for you.

Occupiers
Companies that have
already chosen us.
From listed insurers to capability centres and high-growth technology firms. The quickest way to judge a building is to see who has already judged it.

Walkthrough films
Walk the building
before you visit it.
Filmed walkthroughs of both buildings — the approach, the arrival, the lift lobby and the floors.
Amenities
The things people
actually ask about.
Parking ratio, power redundancy, lift handling, security posture. Ordered by how often they come up in a leasing conversation, not by how well they photograph.
Location
Road distances,
not straight lines.
The airport figure is the one your board will check, so we publish it alongside the business districts and the residential catchment your team commutes from.
